Golden Gate Estates FEMA Flood Zones

A set of flood-plain maps released recently is causing a great deal of uproar, especially for residents of Golden Gate Estates.

Why? Because as many as 50,000 structures in Collier County could need to start buying flood insurance within the next nine months to 18 months.

Beginning Monday, homeowners can go to the county’s website, www.colliergov.net/floodmaps, and search for what zone their homes are in and the base flood elevation.

If a home is in an “A” zone, but the elevation of the first floor pad is above the base flood elevation, then a homeowner with a certificate of elevation from a surveyor can apply for a waiver and avoid mandatory insurance.

Ken Sarrio, a surveyor with Benchmark Land Services, said his company is gearing up to do a lot of elevation surveys in the coming months. The survey is relatively simple. A surveyor uses an identified landmark and levels that with a point on the property. The elevation of the foundation’s slab, or the bottom of the first floor for homes with a foundation wall, is measured against that known elevation.

Relative to the cost of flood insurance, the $150 fee for the survey is inexpensive, but if even half of the structures affected by the changed map decide to order a survey, that’s $3.75 million.

Casalanguida and Sarrio both suggest neighbors pool together to get surveys done for less cost.

“If we can do them all together, then there would definitely be a discount,” Sarrio said.
